How to Use Paint to Help Sell Your San Diego Home


The San Diego real estate market has been hot for several years now. A home seller who puts their house on the market with even a remotely reasonable price tag can expect to receive multiple offers in a matter of a day or two. Out of desperation, prospective buyers have been putting in offers and getting into bidding wars on houses in all types of conditions.

But this won’t always be the case and some real estate experts are predicting that the market will start to turn in the buyer’s favor as early as this year. This means real estate agents and home sellers will have to start stepping up their game to compete for buyers, who may soon find themselves in the driver’s seat.

So what’s a home seller to do?

Everyone knows that “curb appeal” is a big deal when it comes to selling a property quickly and for top dollar. That all-important first impression can be the difference between a potential buyer coming in to see what a home has to offer or just driving right by and moving on to the next property for sale in the neighborhood. What fewer people talk about, however, is what we like to call “threshold appeal.”

In our opinion, threshold appeal is just as important as curb appeal, and maybe even more so. Threshold appeal is that first impression potential buyers get when they open the front door and cross the threshold into the home. This initial response is what sets the tone for a buyer’s emotional response to a home.

One way—maybe the main way—to increase threshold appeal is through a creative use of paint.

While you may personally love a boldly painted accent wall or the currently popular shiplap or reclaimed wood wall, both of these are very taste-specific and could turn off some potential buyers who don’t care for these style choices.

Many real estate agents have long encouraged their sellers to “just paint everything neutral.” Most people, especially seasoned real estate agents, understand that using neutral paint colors will appeal to the most potential home buyers. But taking this idea one step further and using neutrals in a strategic way can make a striking first impression and turn an average interior into an impressive one—one that potential home buyers will be drawn to, even if they can’t quite pinpoint why.
