If you love watching HGTV, you probably know how house flipping goes. While people on TV make it look very easy and fast, it’s not that easy. What you want to do is find a property that needs repair work, fix it, and resell the home in less than a year. This type of real estate investing takes a lot of time and work, but if you’re ready for a challenge, it can be a great way to earn money.

If you ever had a landlord, you know just how much work that is. However, if you make all the right moves, you can have your cake and eat it too. For instance, the best way to start real estate investing is to stay close to the action. For instance, you can buy an apartment with three bedrooms, live in one and rent out the other two. This set up is perfect for beginners and people without families. You’ll get to cover all your expenses and even earn extra income in cash every month. Many people who started by renting a bedroom now own five to six rentals and got a broker license. Many REITs are publicly traded on stock exchanges offering shares to all people who are interested. REITs then use the money to acquire and manage properties (office buildings, shopping centers or apartment building) and you can earn a nice chunk of money. Investing in REITs doesn’t require as much knowledge, time, and effort as active property buying. However, investors are obliged to pay management fees to their REIT (often over 100 basis points).

Try Private Notes

Do you know a friend who’s a magician with real estate investments? Well, you can always lend them your money and let them do their magic. This way of investing is known as private notes. While these loans can give you exceptional returns on investment, they also offer very little protection for the investor. Long story short, they are high risk, yet with the potential for a high return. If you know an investor who has a great track record and is a responsible and trustworthy person, you can lend them funds and end up with quick money. If you have the funds, this might be the easiest way for beginners to invest in real estate.
