Ways to Protect Your Investment: Your Home


You own a beautiful home in San Diego that you treasure. Home ownership is something that most Americans seek, however, unless you’re willing to maintain it, you could be losing out on a quick sale or a large return on your investment when it’s time to sell.  The good news is that it’s never too late to restore your home to its original beauty and improve your level of comfort while living there.

Clearing Away Debris

San Diego is famously known for its surf and sun, and as such attracts many tourists that come dressed in their women’s and men’s surf clothing ready to hit one of the many desirable beaches. However, it also occasionally has harsh conditions that can cause damage to your home’s exterior. It’s important to maintain your outdoors by cutting back tree limbs away from the home, securing outdoor furniture, and maintaining a clean environment.

The Roof

Many newer roofs have a life expectancy of 25 to 30 years or even longer. However, mold, mildew, and constant exposure to harsh elements can cause premature wear in select areas, causing some of the shingles to rot or tear. When this happens, it’s only a matter of time before you have a much more serious problem — damage inside your home. Thankfully, there’s a way to avoid this scenario from ever playing out, and that’s by having an annual roof inspection. While it may cost a few bucks out of pocket, it’s nice to hear that everything’s good. It’s the peace of mind that comes with the inspection that’s worth the small investment.

Gutters

Gutters catch and drain the moisture collected on your roof during rainstorms and inclement weather. If you don’t maintain your gutters by clearing them out in the spring and fall, you may end up with water sitting between the roof and the gutter. That area, if left unattended, will cause serious damage to your roof and possibly your home’s interior.

Pest Control

You see a few tiny ants here and there, and maybe hear the occasional noise in a wall and figure it’s nothing serious. Unfortunately, many homeowners with the same past experience have encountered a huge bug or rodent infestation. Take the initiative and hire a professional pest control company ahead of seeing any visible damage or having a family member feel sick or asthmatic.

Update Windows and Doors

Windows and doors play a vital role in the comfort of every member of your family. Outdated counterparts like single-pane windows and older doors allow moisture to enter at will. This makes your home uncomfortable in any season. It also allows for the development of mold and mildew and lets bugs come and go freely.

HVAC System

Your home’s heating and cooling system, when operating at peak performance, provides exceptional comfort, regardless of the time of year. An efficient HVAC  system also translates into spending less on home heating and cooling bills. You should have an inspection done by a professional once a year. Annual inspections locate potential problems before they surface, so you can address them for much less than if something were to break.

Deck and Patio

The deck and patio areas need the same attention as a roof, windows and doors. Check these areas to see if there are any cracked boards or slate and replace them. Leaving it to chance can put you at risk for a lawsuit. Re-staining a deck is also something that should be done every couple of years. Over time, dirt and grime build up, while mold and mildew can develop. Giving it a good scrubbing, followed by a fresh coat of stain will protect your wood against the elements for another year.

Your home is something you worked hard to transform from a dream into a reality. Don’t let a lack of regular maintenance prevent you from reaping the benefits of your investment.
